Rodos actively pursues acquisition opportunities of well-located properties that are in need of renovation or repositioning in the marketplace. While both renovation and development opportunities are sought, Rodos may also readapt the use of a property or site.

Rodos can readapt a former retail space into an office building or convert a single story shopping center into a multi story mixed use project.

Rodos identifies market trends and understands national investment dynamics, then blends equity and debt capital to best match each project. An acquisition and development strategy is established that accommodates a sale of the finished project to an investor seeking a stable asset with Class-A fundamentals or refinanced for Rodos to hold the asset long term.

Steven Franco Notable Projects Prior to Southern Commercial Developers

The Abacos, Santa Rosa Beach, FL:  A mixed-use residential/retail project comprised of 12,000 square feet of ground-floor retail, 7 two-story townhomes, and 8 penthouse flats.

Walgreens, Atlanta, GA: Ground-up development of a freestanding 15,000 SF Walgreens in the heart of Buckhead at Piedmont and Roswell Road.

Victory Square, Savannah, GA: A teardown and partial ground-up redevelopment and renovation of a tired former Food Lion, Scotty’s (vacant) and Kmart (closed after bankruptcy) and vacant former Regal Cinema into a brand new 350,000 square foot Home Depot, Target, Staples, Dollar Tree, and Trademark Cinemas anchored power center with additional small shops and a pod building on the property.

Festival Centre, Charleston, SC:  A complete renovation and rehabilitation of a tired 325,000 SF community shopping center anchored by Piggly Wiggly, Hamrick’s, Fred’s, and Intercontinental Hotels Group.  Added and leased an additional 35,000 SF as part of the redevelopment.

Island Plaza, Charleston, SC:  A complete renovation and redevelopment of a community shopping center anchored by Food Lion and Kmart (vacated following bankruptcy).  Renovated and demised former 85,000 SF Kmart into 50,000 SF Gold’s Gym, 20,000 SF Super Dollar Tree, and 20,000 SF Fred’s.

Brandon Square, Valrico, FL:  An acquisition and flip of an existing 65,000 SF neighborhood strip center anchored by Publix with 9 acres of additional outparcels.  Sold outparcels to Cracker Barrel, Ruby Tuesday, Zaxby’s, AmScot, and office developer.

Deerfield Square, Alpharetta, GA:  First phase of ground-up power center development anchored by Super Wal-Mart, Home Depot, Office Depot, McDonald’s, Chick-Fil-A, and small shops.

Belle Isle Square, Atlanta, GA:  Ground up 70,000 SF upscale neighborhood strip center anchored by Harris Teeter, Wachovia Bank, and several local high-end restaurants.

Peachtree Pointe, Atlanta, GA:  First phase ground up of 165,000 SF Midrise Class A office building at the intersection of Peachtree Street, Spring Street, and I-85 in the historic Ansley Park area of Midtown.

In addition to the above developments and redevelopments listed above, Steven Franco over the course of his career has overseen the leasing of 69 existing neighborhood, community, and power shopping centers totaling approximately 5.4 million square feet.
